About these calculators
An EMI stays the same each month, but its make-up changes: early EMIs are mostly interest, later ones mostly principal. That is why prepaying in the first years of a loan saves the most.
Use these calculators to compare loan amounts, rates and tenures, and to see how much a yearly prepayment cuts your interest and the years left.
Frequently asked questions
How is EMI calculated?
EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan, r the monthly rate (yearly rate ÷ 12 ÷ 100) and n the number of months.
Should I prepay my home loan or invest?
Prepaying earns a guaranteed return equal to your loan rate. Investing wins only if it beats that rate after tax. See home loan prepayment.
Should I insure my home loan?
Make sure your family could clear it if you died. A term plan with cover for the loan and your family’s needs is usually the simplest way, and it stays with you if you switch lenders.
